A list of questions to a Housing Assosiation boss man!

Just sent this list to Tom McGuire Executive Director of Community 7, which is a subsidiary of the giant RSL the Riverside Group. Community 7 intends to take over all the other RSL and council properties within the £62m Kensington New Deal for Communities initiative area of Liverpool:

Can you answer these questions as best as you can? Rough or near enough answers will do?

1. How many new houses will be built for rent in the New Deal area?
2. How many new houses will be built for sale?
3. Will the new houses which will be built for rent be mixed in with houses for sale?
4. If they are mixed what will be the percentage of houses for sale and houses for rent on any given designated new build area?
5. Is C7 along with Riverside buying houses from homeowners who are under threat of demolition?
6. What procedures have been put into place to address the issue of older homeowners, such as over 50’s and pensioners, who do not want to look for a new house and want to rent from C7? Will these homeowners be given priority over demolition tenants when new builds or refurbished houses for rent are let off? Will these homeowners who want to rent be given houses for rent outside of the NDC area? Will they then come under the auspices of the Riverside Group?
7. Will C7 be involved in shared ownership schemes? If they are will the perspective tenant and buyer have to pay rent to C7.
8. Will former tenants who enter into shared ownership have to pay rent to C7 for the half of the property that is owned by C7?
9. Will homeowners who enter into shared ownership have to pay rent to C7 for the half of the property that is owned by C7 or will this be waved for homeowners?
10. Will tenants be given the option to go into shared ownership?
11. Will there be a new estate or estates built for tenants whose houses are going to be demolished.
12. How many houses will be demolished in the New Deal area?
13. How many of these demolition houses are owned by RSL and Private Landlords?
14. How many of the 4,000 or so houses in the NDC zone are occupied by tenants. i.e. RSL and private?
15. How many houses in the NDC zone are occupied by homeowners?
16. Are tenants being persuaded to leave the New Deal area altogether?
17. How many offers of another property are tenants who are being persuaded to leave the New Deal area being given? Is it three offers?
18. Will tenant who refuse the three offers be evicted?
19. Does Community 7 realise that tenants as well as homeowners are stakeholders in the NDC project?
20. Are homeowners who are under threat of demolition being offered houses for rent by C7?
21. Are homeowners who are under threat of demolition being offered houses to rent from amongst the new builds that will be built in and around the Gilead Street area?
22. How many houses will be built in the Gilead Street area?
23. How much will each flat that will be built in the Gilead Street area cost?
24. How much will each house that will be built in the Gilead Street area cost?
25. How many of the houses which will be built in the Gilead Street area be for rent?
26. How many of the flats that will be built in the Gilead Street area be for rent?
27. Who is the builder who will be building the new houses in the Gilead Street area?
28. How was the builder chosen?
29. Will there be a new estate built for tenants in the Gladstone Rd Royston St area of the NDC zone. Or will this area be mixed housing like what is going to take place in the Gilead St area.
30. Will Nuttall St, Millroy St and Thorburn St and Plimsoll St be demolished or will all these houses be refurbished?
31. Will former tenants houses in Nuttall St, Millroy St, Thorburn St and Plimsoll St be re-let to tenants who are under threat of demolition?
32. Will all tenants in these Streets be persuaded to leave so that their houses can be sold to demolition homeowners from the same area?
33. How much will be spent to refurbish each house in the Nuttall St, Millroy St Thorburn St and Plimsoll St area of the NDC zone. How many C7, private landlord and other RSL tenants live in these streets?
34. Will other former RSL houses in the NDC zone be refurbished and sold to demolition homeowners from the NDC area?
35. If RSL houses are sold to demolition homeowners how much will they be sold for?
36. What does C7 think about the issue of tenants not being properly represented on the NDC Board, i.e. 9 community board members being homeowners and only one community board member being a tenant?
37. Does C7 think that this situation is conducive with democratic procedure?
38. Did C7 buy former NDC Board member …. ….. house off him?
39. Was …. ….. given one of the retirement flats in Laurel Rd?
40. How many former homeowners have been given retirement flats?
41. Has C7 heard of a government organisation called TEPAS?
42. Does C7 know that TEPAS recommends that all structures which are set up in any given community should fairly represent the situation of tenure within that community?
43. Does C7 realise that if tenants are not properly represented within the present NDC community structures, which have been imposed onto the NDC community, most decisions will be skewed in favour of what the homeowners want?
44. How many people are on C7’s Board? How many are tenants? How many are homeowners? How many are staff, and who are they? How many are from outside agencies, and who are they?
45. In a percentage can C7 give an estimate as to how many tenants will be left in the NDC area after the NDC initiative has ended? When the NDC initiative started the situation of tenure, according to the original extensive “Housing Proposal” document was 60 per cent tenants and 40 per cent homeowners.
46. What does C7 intend to do to address the issue of anti-social tenants
47. Does C7 intend to refurbish any large three storey houses which are now being used as flats into I family town houses and to sell off to perspective
homeowners who want large town houses.
48. Will the three storey house which are in Botanic and Rd, Marmaduke St and other areas in the NDC zone be cleared of tenants, refurbished and sold off to perspective buyers?
49. Will all tenants who want to remain stakeholders in the NDC initiative be allowed to stay in the NDC area if they are either moved from flats or moved because of demolition?
50. Does C7 intend to sell any of its old stock off to perspective buyers?
51. Does the Housing Corporation fund C7 towards new builds?
52. How many houses and flats does C7 eventually intend to own?
53. When will other RSL’s, such as Venture Housing, eventually give their properties to C7?
54. Will Riverside, who own C7, swap properties with these other RSL’s?
55. How many other RSL’s are in the NDC area?
56. Has C7 taken over any other RSL within the NDC area and if so how many properties did C7 take off that RSL or RSL’s?
57. What consultation methodology, if any, was used to persuade tenants from other RSL’s to transfer to C7?
58. My RSL is Venture Housing. Can I find out all the addresses of Venture Housing tenants in the NDC area and take steps to persuade them to stay with Venture Housing?
